Palmilla
Palmilla is the original luxury community in Los Cabos. Founded in 1956 as a private retreat for Mexican dignitaries and Hollywood celebrities, this 900-acre gated enclave anchors the Tourist Corridor with the One&Only Palmilla resort, a 27-hole Jack Nicklaus golf course, and one of the few Blue Flag swimmable beaches in the region.
About Palmilla

The history of Palmilla is the history of Los Cabos luxury tourism. Don Abelardo Rodriguez, son of a former interim president of Mexico, established the original 15-room Hotel Palmilla in 1956 on a remote peninsula accessible only by yacht or private plane. John Wayne, Bing Crosby, Lucille Ball, and President Dwight D. Eisenhower were among the early guests who arrived seeking privacy, deep-sea fishing, and the protected swimming cove that remains one of the community’s defining features.
When the Transpeninsular Highway reached Los Cabos in 1970, development accelerated. Jack Nicklaus selected Palmilla as the site for his first signature golf course in Latin America, opening the Mountain and Arroyo nines in 1992 and adding the Ocean nine in 1997. The 27-hole championship layout put Los Cabos on the international golf map and established the template for the resort communities that followed. In 2004, a $90 million renovation transformed the resort into One&Only Palmilla, which consistently ranks among Mexico’s top hotels.
Today, Palmilla spans 900 acres across approximately 15 distinct residential neighborhoods ranging from Villas del Mar’s oceanfront estates to Palmilla Dunes’ contemporary condominiums. The community combines established infrastructure, a central Corridor location, and the amenity base of a world-class resort with the privacy of gated residential enclaves.
Real Estate in Palmilla

Palmilla’s neighborhoods serve different buyer profiles across a spectrum from lock-and-leave condos to trophy oceanfront estates.
Beachside neighborhoods include Villas del Mar, the flagship enclave with direct resort access and some of the highest-value properties in Los Cabos; La Caleta, the original residential section with large lots and beachfront positions; and Espíritu del Mar, a 75-acre hilltop development with commanding views across Palmilla Bay.
Golf-side communities such as Palmilla Estates and Palmilla Fairways offer larger lots and mountain backdrops at more accessible price points while remaining minutes from the beach via golf cart. Palmilla Dunes provides a newer product type with resort-style amenities including a fitness center, tennis and pickleball courts, and a clubhouse.
Current Palmilla inventory ranges from approximately $995,000 for entry-level condos to $30 million for signature oceanfront estates. Proximity to Playa Palmilla, views, and One&Only resort access drive pricing within the community. Foreign buyers typically purchase through a Mexican bank trust (fideicomiso), which grants full ownership rights.
